The board of condominium owners shall meet not less than once a year at the times specified in the management plan or, if no such time has been specified, within the first month of each calendar year. Added sentence: 14/11/2007, Law No. 5711, Art. 14 In collective housing developments, however, the boards shall meet not less than once every two years at the latest, at the times specified in their management plans or, if no such time has been specified, within the first month of the second calendar year.
In the event that an important reason arises, the board of condominium owners may meet at any time upon the request of the manager or the auditor or of one third of the condominium owners, by means of a notice to be signed by all condominium owners or a registered letter, at least fifteen days before the date requested for the meeting, provided that the reason for the meeting is also stated.
When the first notice is issued, it shall also be specified where and on which date the second meeting will be held in the event that the quorum cannot be reached at the first meeting. Kat malikleri kurulu, yılda bir defadan az olmamak üzere yönetim planında gösterilen zamanlarda, eğer böyle bir zaman gösterilmemişse, her takvim yılının ilk ayı içinde toplanır. (Ek cümle: 14/11/2007-5711/14 md.) Toplu yapılarda ise kurullar, en geç iki yılda bir defadan az olmamak üzere yönetim plânlarında gösterilen zamanlarda, böyle bir zaman gösterilmemişse, ikinci takvim yılının ilk ayı içinde toplanır.
Önemli bir sebebin çıkması halinde, yöneticinin veya denetçinin veya kat maliklerinden üçte birinin istemi üzerine ve toplantı için istenilen tarihten en az onbeş gün önce bütün kat maliklerine imzalattırılacak bir çağrı veya bir taahhütlü mektupla, toplantı sebebi de bildirilmek şartiyle, kat malikleri kurulu her zaman toplanabilir.
İlk çağrı yapılırken, birinci toplantıda, yeter sayının sağlanamaması halinde, ikinci toplantının nerede ve hangi tarihte yapılacağı da belirtilir. (Ek cümle: 14/11/2007-5711/14 md.) İlk toplantı ile ikinci toplantı arasında bırakılacak zaman yedi günden az olamaz.
