The manager shall be liable to the condominium owners exactly as an agent (attorney-in-fact).
Added paragraph: 14/11/2007, Law No. 5711, Art. 19 Actions for the annulment of decisions of the board of condominium owners, the board of block representatives or the board of representatives of the housing complex may be brought by directing the action against the manager as representing the condominium owners, and, in housing complexes, against the manager elected by the board of block representatives or the board of representatives of the housing complex. The manager shall notify all condominium owners and the board of block or housing complex representatives of the action brought. Where the board decision is annulled, the litigation costs relating thereto shall be covered from the common expenses.

Yönetici, kat maliklerine karşı aynen bir vekil gibi sorumludur.
(Ek fıkra: 14/11/2007-5711/19 md.) Kat malikleri kurulu, ada temsilciler kurulu veya toplu yapı temsilciler kurulu kararlarının iptaline ilişkin davalar, kat maliklerini temsilen yöneticiye, toplu yapılarda ise ada temsilciler kurulu veya toplu yapı temsilciler kurulunca seçilen yöneticiye husumet yöneltilmesi suretiyle açılabilir. Yönetici, açılan davayı bütün kat maliklerine ve ada veya toplu yapı temsilciler kuruluna duyurur. Kurul kararının iptali halinde bu konudaki yargılama giderleri ortak giderlerden karşılanır.
