As a rule, the manager shall have the rights of an agent.
If the condominium owners fail to perform their debts and obligations in due time and in full despite a warning served through a notary public at the instance of the manager, the manager may, without being obliged to pay any compensation, terminate his contract, withdraw from the office of manager and claim from the condominium owners compensation for the damage he has suffered as a result.
Even if no remuneration has been fixed in the management plan or in the contract concluded with him, the manager may claim a reasonable remuneration from the condominium owners.
Amended: 13/4/1983, Law No. 2814, Art. 13 The board of condominium owners shall decide whether a manager appointed from among the condominium owners shall contribute to the ordinary management expenses and, if so, in what proportion. If no decision to this effect has been taken, the manager shall not contribute, during his term of office, to half of the ordinary management expenses falling to him.

Yönetici, kaide olarak vekilin haklarına sahiptir.
Kat malikleri,kendilerine düşen borçları ve yükümleri yönetici tarafından noterlikçe yaptırılan ihtara rağmen vaktinde ve tamamen yerine getirmezlerse, yönetici, hiçbir tazminat ödemeye mecbur olmaksızın, kendine ait sözleşmeyi feshedip yöneticilikten çekilerek bu yüzden uğradığı zararın tazminini kat maliklerinden istiyebilir.
Yönetici, yönetim planında veya kendisiyle yapılan sözleşmede bir ücret tayin edilmemiş olsa bile, kat maliklerinden uygun bir ücret istiyebilir.
(Değişik: 13/4/1983-2814/13 md.) Kat malikleri kurulu, kat malikleri arasından atanmış yöneticinin normal yönetim giderlerine katılıp katılmayacağı, katılacaksa, ne oranda katılacağını kararlaştırır. Bu yolda, bir karar alınmamış ise, yönetici yönetim süresince kendisine düşen normal yönetim giderlerinin yarısına katılmaz.
